The primary function of the Environmental Service Technician is to maintain the building, grounds, facility and equipment in a safe and efficient manner. This position will alternate between the properties in the Providence Place portfolio weekly or as needed. In addition, this person must be vigilant to increase the safety, security and comfort of all our residents. As a part of an interdependent team of skilled and caring people, the Environment Service Technician must act in accordance with current federal, state and local standards, guidelines and regulations and Housing and Urban Development (HUD) rules and regulations that govern our facilities. These may include rules and regulations that may be required by the Director of HUD Housing for Providence Place to assure quality services are provided on a daily basis.

Maintenance Functions

  • Walk the property each day to assess any problems which may be observed.

  • Maintain the exterior and interior common areas in a manner that would be attractive, inviting and pleasant to current and potential residents.

  • Clean and maintain all common areas and collect trash on the grounds on a daily basis.

  • Perform work orders daily which are generated by the Property Manager.

  • Supervise and be a liaison between subcontractors and Property Manager and/or Director of HUD Housing for Providence Place, keeping them informed of ongoing progress of projects.

  • Serve as a liaison between residents and the Property Manager on maintenance issues.

  • When work orders are completed, turn in to Property Manager for filing.

  • Turn all vacant units in timely manner which would be acceptable to HUD.

  • Determine the priority of work order and/or duties each day.

  • Make purchases in person or by phone for products needed to perform maintenance duties.

  • Responsible for collecting contracts for services needed for work which requires an expert and then be able to explain and make recommendations to the Property Manager and/or Director of HUD Housing.

  • Assist Property Manager with apartment inspections noting deficiencies that will not pass HUD dictated standards, whether REAC or NSPIRE, and thereafter making sure repairs/replacements are completed.

  • Assist Pest Control with extermination services as required.

  • Perform emergency repairs or contact the appropriate expert needed.

  • Weekly inspections of emergency lighting and monthly inspections of fire extinguishers.

  • Daily inspections of all doors and locks to ensure proper performance and that the building is secure.

  • Assist with set up of community activities as needed.

  • Be available for reviews and inspections by HUD, Director of HUD Housing or others.

  • Maintain all tools, supplies, parts, etc. to ensure that the day-to-day operations are carried out smoothly and with as little interruption as possible.
