BRIEF POSITION SUMMARY Performs advanced (senior-level) supervisory maintenance and construction work. Oversees maintenance and construction staff involved in the installation, care and repair of state facilities and equipment in Region I (Lubbock). Schedules maintenance and construction work and oversees the requisition of materials and supplies. Supervises the work of employees and contractors. Reports to the Region I Manager and works under minimal supervision, with considerable latitude for the use of initiative and independent udgment. WORK HOURS: Monday Friday, 8 hours a day, 40 hours a week ESSENTIAL JOB FUNCTIONS AND RESPONSIBILITIES Oversees maintenance, construction and repair work such as plumbing, masonry, welding, carpentry, painting, electrical, mechanical, refrigeration, and Heating, Ventilation and Air-Conditioning (HVAC), and furniture systems. Oversees and participates in scheduled preventative maintenance programs. Ensures that work standards and safety and building regulations are met. Coordinates the work of outside Contractors and advises management on the specifics of proposed or ongoing projects. Coordinates with supervisor and others to ensure efficient use of labor and materials. Ensures that requisitions for materials and supplies are accurate and submitted in a timely manner. Maintains records on work orders and projects using computer-tracking systems. Inspects renovation projects and reports findings to supervisor. Inspects current conditions to identify need for maintenance and/or construction. Schedules and inspects completed work including roofing, buildings, equipment and grounds. Reports inspection findings to immediate supervisor. Confers with Regional Facilities Manager regarding projects, workloads and project priorities. Sketches rough plans and designs for projects and provides advice on options. Observes and enforces safety and security practices. Oversees the implementing of the preventative (PM) maintenance program that pertains to the building and ground maintenance. Oversees maintenance and repair work of Facilitates equipment, boilers and boiler feed pumps. Oversees and/or repairs electronic equipment such as digital controls. Supervises, instructs, trains, assigns and inspects the work of maintenance technicians. Performs timely and accurate performance reviews on employees. Performs related work as assigned. Primary overseer for CAPPS financials and manager self-service. Primary overseer for the Planning Resources for Infrastructure Development and Evaluation (PRIDE) Web system for Western facilities in Region I. Primary overseer of state tools, equipment and vehicles for Western facilities in Region I. Performs as Primary overseer of warranty for facilities for Western facilities in Region I. Assist with Region I Manager duties. Assist in on call duties for after-hours, weekend and holidays for facilities emergency. Attends work regularly and observes approved work hours in accordance with agency state employee policies procedures handbook. Qualifications: MINIMIUM QUALIFICATIONS EDUCATION: Graduation from a standard senior high school or equivalent is required. EXPERIENCE: Seven years of hands-on experience, performing facility maintenance and repair work (specifically in HVAC, electrical and/or plumbing) is required. Three years of hands-on experience performing facility construction required. Three years of supervisory and/or team lead experience is required. Experience using MS Office Software including Outlook, Word and Excel is required. Experience in maintaining tools, equipment and vehicles is required.
