JOB SUMMARY: Conducts the day-to-day community level purchasing tasks including the bidding and awarding of contracts with various vendors and/or trade partners. Interacts with appropriate internal and external personnel to clearly and thoroughly communicate proper standards and expectations and respond to and resolve concerns.
ESSENTIAL DUTIES AND RESPONSIBILITIES:
Bidding/Negotiating of New Communities:
Send out Bid Invites to interested vendors.
Create Spec Levels, Scope of Work and coordinate plans.
Research and respond to questions from bidders.
Compile lowest bids and create a budget template in Excel.
Negotiate contracts with vendors to include base and options per division goals/business plans.
Analyze competing bids, and make decisions on contract awards.
Manage Active Communities / Communication:
Maintain direct communication with Internal Departments (Operations, Centralized Purchasing, Forward Planning) and External Vendors to provide direction on contracts, scopes of work, and production schedules. Will provide status reports to all parties.
Troubleshoot & resolve purchasing issues that arise during the build process to ensure production moves forward.
Coordinate with Superintendents, Architects and Subcontractors the scheduling of model frame-walks and field meetings (as necessary).
Contract Management:
Create and set-up new communities going out to bid in Sharepoint.
Coordinate with the CPA to execute contracts and enter budgets into the HB1.
Prepare contract change requests for review and approval by Director of Purchasing and VP of Finance.
Set up, maintain and protect all documents on SharePoint to include plans, sub lists, community information and documentation. Ensure accuracy, update as necessary and ensure everything is current.
Miscellaneous:
- Fill in other areas of Purchasing where needed
EDUCATION/EXPERIENCE/MINIMUM REQUIREMENTS:
Education:
High School Diploma or GED required.
Associates or Bachelor's Degree in Accounting, Business and/or Construction Management is preferred
Experience:
2-3 years of prior purchasing/negotiation experience in a homebuilding environment required.
Minimum 1 year of general office administration experience required
Prior experience in the Homebuilding industry preferred.
Knowledge, Skills & Abilities:
Strong organizational skills and manage time and priorities in an efficient manner.
Exceptional communication skills necessary, both written and verbal; detail oriented with good follow-up and follow-thru skills.
Good people and problem-solving skills required
Action oriented, with the drive to push projects to successful closure
Strong ability to work within a team setting, inclusive of other's ideas
Proficient in using MS Word, MS Excel, MS Outlook, HB1 experience preferred.
Strong technical and analytical skills
Proficient in using MS Word, MS Excel, MS Outlook, HB1 experience preferred.
Must have effective blueprint reading & construction knowledge.
Position Location:
- Position is located on-site with hybrid schedule (5000 Executive Parkway, Suite 125, San Ramon, CA 94583) #LI-onsite
COMPENSATION AND BENEFITS:
Base Salary: The expected base salary range for this position is $85,000 - $105,000 per year depending on experience, paid semi-monthly.
Bonus: this position is eligible for an annual discretionary bonus
